NON-INVASIVE TECHNICAL CHECKS

Water leak location and pipe repairs.

Non-invasive technical checks to help identify and locate leaks in cold and domestic hot water systems. Non-destructive methods and equipment can narrow down affected areas and help plan appropriate checks or repairs.

OUR APPROACH

Assess before breaking open.

Unexpected consumption, pressure loss and moisture around concealed pipes may warrant a technical assessment. Suitable methods depend on the materials, installation, pressure and available access.

Non-destructive approaches can reduce unnecessary exploratory demolition and help guide localised repair work.

Not every leak can be conclusively located without opening surfaces. Additional checks, limited access or verification work may be necessary; repair may involve further opening.

AVAILABLE METHODS

Different checks for different conditions.

Pressure testing

Checking system behaviour under test conditions.

Thermal imaging

Observing surface temperature patterns as supporting evidence, not stand-alone proof.

Meter observation

Assessing unexpected consumption patterns.

Moisture checks

Reviewing the extent and distribution of moisture.

Visual inspection

Examining accessible fixtures, fittings and connections.

Additional methods

Selecting other appropriate non-invasive approaches when required.

Repair and verification

Depending on the findings, we can propose local repairs or pipe replacement and carry out appropriate post-work checks.

TECHNICAL RECORDS

A written record of the technical checks.

Where agreed as part of the service, a technical report describes the inspection methods, observations, test results and conclusions supported by the available evidence. Photographs, limitations and recommendations may also be included.

Reports reflect the findings at the time of inspection and do not guarantee a conclusive diagnosis in every case or replace an independent insurance assessment.
